Asset management is not just about having a tactical solution to every problem, you need a strategic model as well which is necessary to be implemented and accepted at all levels of the organization by every working individual. Now for a good model, it needs to have following characteristics.

  • This model should be as simple as possible in order to make it easily understandable for the staff. It should be easily retainable so that the information can be made readily available.
  • The model needs to be fit for different situations at least within the whole organization. For this, you can make the same model and implement it in different ways and version at various sites. It should be flexible enough to fit for multiple businesses at the same time.
  • It should also account for the workforce and the physical assets of the company to support the organizational culture and the other strategical planning that has been put in place. These can include the management system, Reliability Centered Maintenance, FMEA and much more systematical processes like that for better production and corporation among the people. It should be compatible with the asset management and spare parts management plans for better use of capital planning for some years.
  • It should also address the standard procedures, processes used in the organizations and the policies so that people know how to handle the regular activities and standard issues that need to be done according to the defined standards. These can include root cause analysis and the failure analysis.
  • It should include fundamental risk management planning which is critical for the success of any company. These include safety, environmental issues, and the profitability. That is why these issues should be considered in at least one policy in your whole model to avoid downtime or any serious losses to the organization for which you need to know the cause of these failures and reasons behind their happening.

Now you need some baselines to measure the performance. These factors are money, methods, machines, manpower, maintenance, and mandatory conformance which are vital for making a big difference for the organization. That s why these should be handled carefully in the matrix. The lead or lag in these tells you what actions do you need to take in order to make them work better? In the end, you have to do predictive maintenance by performing different kinds of statistical analysis to determine the feasibility of the outcomes. Then preventative maintenance comes which can be either scheduled or inspection based. It helps in decision making and for better results, you need to consider vibration, lubrication, thermography, ultrasound, motor current analysis, and vision inspection. You actually need to make the tracking easy and improve from each step. Companies can make their own models or modify existing ones properly but they should have a clear idea what they need from that model.
