Uptime Elements are part of an asset management system and reliability framework to make people understand the asset management and reliability from a system point of view or from a CMMS perspective. Some of the important elements in this framework are Reliability Engineering, Asset Condition Management, Work Execution, Leadership, and CMMS which is in the middle of all of these. It helps stakeholders use the product and its features effectively to perform defect elimination and reduce failures. Furthermore, it helps reliability engineer in making the team understand the benefits of planning and scheduling.

CMMS provides for an informed decision and better asset management. The implementation of the CMMS comes in where you have to clearly define the objectives so that people can focus on the specifics. The first thing to do is to capture failure data, and these data should be communicated to the team. From there, the team can decide on how to utilize these data to outline new or improved existing processes.

The next step to improved reliability should be to perform criticality analysis because that tells you which assets are critical. RCM analysis may be performed on the first level assets; PM Optimization on the second; and third may be as simple as just following OEM recommendations. This asset prioritization is necessary especially for organizations that don t have sufficient resources to handle every asset.

The gap between the CMMS implementation and asset management is mostly because of the blurry definitions of roles and responsibilities in most organizations. The team needs to be aware of the importance of the systems and different analysis techniques that can help reduce failures. They need to understand different types of failures and how to perform root cause failure analysis. Also, and most importantly, everyone needs to be involved not just the IT guys in the implementation of new systems and in the gathering of quality data.

Roles and responsibilities need to be outlined to make sure everyone understand where their stake is. Sometimes, there are choices to be made where you need to think of the long-term benefits, even if the processes may take time to materialize. Taking the time to eliminate defects by determining how they occurred in the first place saves a great deal of time and money. Lastly, develop budget plans and use the industry best practices to meet the requirements every time.
